A brand new construction asset carries a familiar risk: stabilization vacancy drag — the slow, costly lease-up that eats into returns after doors open. The mandate was to completely eliminate that drag and turn the building cash-flow positive from the very first day, leveraging successful historical portfolio data instead of starting from zero.

We brought our proven furnishing model into play, creating spaces designed specifically for comfort and a mixture of shared and private spaces — balancing shared community zones with intimate, optimized personal retreats, cohesive workspaces, and smart storage in private quarters to drive perceived value above typical submarket rates.
